Selling a home in Tarrytown
A house on Windsor and a condominium off Enfield share a neighborhood name and almost nothing else. The first number anyone quotes you here is the one to distrust.
There is no Tarrytown median. There are two marketssharing one name.
The distribution
What one name covers
Right now the live set inside the West Austin Neighborhood Group boundary holds 30 houses and 14 condominiums. The houses carry a median asking price of $2,237,500. The condominiums carry $480,000. Those are not two ends of one range. They are two different products, bought by different people, financed differently, and a single median across them would sit in open country between the two, describing nothing that is actually for sale.
The gap between the two medians is roughly 5 to 1. Any valuation that starts from a neighborhood average starts from the wrong end of that gap, and on a house it almost always starts low.
For the buyer-side read on the area, how the condominiums along the eastern edge behave against the houses west of Exposition, the Tarrytown neighborhood page carries the distribution in full, and tarrytownatxhomes.com is the deeper neighborhood work on its own site.

What I do on a Tarrytown listing
Not a service list. These are the four things that decide what a house here sells for, in the order they happen.
- 01 / The price, built from closed sales
- Not an automated estimate and not the neighborhood median. The comparable set is houses that resemble yours in the ways a buyer pays for: the side of Exposition, the lot, whether the floor plan has been opened up, whether the kitchen is original. In an area where the asking prices span this wide, the comparable set is the entire argument, and I will show you which sales I used and which I threw out.
- 02 / The photographs, mine, included
- I shoot every listing myself and it is included at no charge. That matters more here than in most places, because a Tarrytown house is usually bought on the strength of rooms and light rather than square footage, and a house photographed badly reads as a lesser house. Scheduling a photographer also costs days, and days cost the first weekend on market.
- 03 / The net sheet, before you decide anything
- Every valuation comes with a net sheet, in one to two days: list price, likely close, and what you actually keep after title, survey, prorated taxes and the rest. You should know the bottom number before you agree to the top one, and you should get it before you sign anything with me.
- 04 / The listing itself, run by me
- I write the copy, I hold the showings, I take the calls, and I negotiate the repairs. There is no transaction coordinator between you and the person making the decisions, and no assistant attending your inspection. That is the whole reason most of my business arrives by referral.
The mechanics that are the same anywhere in Austin, what a seller pays at closing in Texas, when in the year to list, what to fix first and how I am paid, are all on the Austin seller page rather than repeated here.
The limits
What this page cannot tell you
It cannot tell you what your house is worth. Nothing on the open internet can, and a page that gives you a number before anyone has seen the house is selling you the number, not the house.
It cannot tell you that I am the highest producing agent in Tarrytown, because I have not published the closed-side data that would substantiate it, and Texas rules do not allow the claim without it. What I can tell you is checkable: Luke Allen, TREC license #788149, sponsored by Alex Bartram of Austin Marketing + Development Group LLC, 100+ transactions closed, and every photograph on this site shot by me.
And it cannot tell you whether we will work well together, which is the part that actually decides a listing. That takes a conversation, and the net sheet is the honest start of one.
Questions Tarrytown sellers ask
Is the Tarrytown median a useful number for my house?
No, and it is the most common mistake made on this street grid. One neighborhood name covers the cheapest condominiums in 78703 and its most expensive houses, so a median across the whole set lands between two unlike markets and describes neither. Your price comes from closed sales on houses that resemble yours, and I will show you the set I used.
Do I pay for photography?
No. I shoot every listing myself and it is included. Every photograph on this site is mine, which you can check against the about page.
How long does a valuation take?
One to two days, and it arrives as a net sheet rather than a number: what the house should list for, what it would likely close at, and what you would keep after costs.
Who actually handles the sale?
I do. I write the listing, hold the showings, take the calls and negotiate the repairs. There is no coordinator between you and the person making the decisions. If you want the detail on costs, timing and what to fix before listing, that is on the Austin seller page.
