On the market

Tarrytown right now

Every residential listing whose location falls inside the West Austin Neighborhood Group planning area, north of Enfield Road, in 78703. That is the boundary the City of Austin publishes, cut along the street centerlines the Census records, which is how one planning area serves several neighborhoods without any page guessing. From Unlock MLS through MLS Grid as of October 17, 2026 at 6:21 AM CDT. Closed sale prices are not shown: Texas is a non-disclosure state, so every figure here comes from asking prices and days since listing.

The spread

One name, 40 times the price

Every portal will give you a median for Tarrytown, and no property in Tarrytown is worth it. As of October 17, 2026 at 6:21 AM CDT the cheapest thing for sale inside the boundary is asking $239,717 and the dearest is asking $9,500,000. An average across those is a number about a name, not about a house.

The split that explains it is not location, it is form. The median condominium here is asking $480,000 across 13 listings, and the median house $2,250,000 across 27. They are two markets that share a name, a school zone and a postcode, and almost nothing else. A buyer in one of them should ignore every figure published about the other.

By band

What each price actually buys

Every active listing inside the boundary, sorted into the bands a buyer actually shops in, with what is in each. These are asking prices on the date above and they move weekly; the shape of the distribution moves a great deal more slowly.

Read down it and the neighborhood explains itself. The bottom band is entirely condominiums, most of them on or near Lake Austin Boulevard. The middle is where the original houses trade. The top is new construction on old lots, which is the same pattern the 78703 page describes across the whole ZIP, concentrated here at its most expensive end.

The median isa fact abouta name, notabout a house.

The land

Carved out of one estate

All of this was Woodlawn, a 365-acre estate whose Greek Revival mansion Abner Cook designed in 1853 for the state comptroller, James Shaw. Shaw sold it in 1857 to Elisha Pease, who was governor, and to Lucadia Pease. That is worth holding onto, because it is the same Pease whose land east of here was bought by a freedman named Charles Clark in 1871 to found Clarksville. Two of the most expensive neighborhoods in Austin and the oldest freedman’s town west of the Mississippi came off the same man’s holdings.

Tarrytown became an official suburb in 1915, and what brought people this far out was the water and the streetcar. Mary and Henry Johnson had opened the Deep Eddy Bathing Beach on the river in 1902, a short walk from the end of the electric line; the pool there is the oldest in Texas and its bathhouse was built by the Works Progress Administration in the Depression. In 1909 Allison Mayfield bought the 23 acres that are now Mayfield Park, with the peacocks. Those three, the river, the pool and the park, are why the neighborhood exists where it does, and they are still most of what people buy here for.

The blocks immediately around that pool have their own name and their own market, which looks nothing like this one, so they have their own page at Deep Eddy. What this page counts stops at Enfield Road for that reason. People routinely use Tarrytown for everything down to Lake Austin Boulevard, which would include it, and that is not wrong. It would just put condominiums under four hundred thousand into the same median as houses on the water, which is the mistake this page exists to avoid.

A pool terrace at golden hour, loungers and scalloped umbrellas along the water.

Schools

Casis and O. Henry, and the usual caution

Casis Elementary sits inside the neighborhood and O. Henry Middle School serves it, and that pattern is a material part of what an address here costs. It is also the reason a buyer should check rather than assume: Austin ISD consolidated campuses for the 2026-27 year and redrew attendance boundaries with it, and elsewhere in this ZIP the elementary assignment moved. Confirm the current boundary with the district for the specific address before it is a reason to pay a premium, and remember that the district can redraw it again.

Honestly

Who Tarrytown is wrong for

Anyone shopping the median
It is the least useful number in this neighborhood. The same five digits hold a one-bedroom on Lake Austin Boulevard and an eight-figure house on the water, and no property sits at the average of those. Shop the band you are actually in, and treat any Tarrytown median you read anywhere as a statistic about a name rather than about a house.
A buyer who wants a new house on a budget
The new construction here is concentrated at the top. The most expensive band is almost entirely houses built in the last decade, and the older stock is what trades below it. If the requirement is recent build and the budget is mid-range, the money goes further east of MoPac or south of the river than it does here.
Someone buying the school zone without checking it
Casis and O. Henry are a real part of what this ZIP costs, and Austin ISD has been redrawing boundaries. An attendance zone is a district decision attached to an address, not a feature of a neighborhood, and it changed elsewhere in this ZIP this year. Confirm the current one for the exact address before it is a reason to pay for anything.
A buyer who has not driven the eastern edge at five
MoPac is the eastern boundary, and some of the most expensive addresses in Austin sit within a few hundred feet of it. Whether a given lot hears it depends on grade, trees and wind, and a Sunday morning showing tells you nothing. The streets closest to it are named on the 78703 page, measured from the expressway centreline.

Drag to pan, pinch or use the buttons to zoom. Hover a price for a preview and click it for the listing, or tap it on a touchscreen. Every one of these is also in the grid above.

Going deeper

A whole site about this neighborhood

This page is the market view: what is for sale inside the boundary, what the bands actually buy, and how it fits the rest of 78703. For the neighborhood itself, street by street, with the schools, the comparisons against Old Enfield and Pemberton Heights, and the new construction, I keep a separate site devoted to Tarrytown at tarrytownatxhomes.com.

Working here

Comparables across a forty-fold spread

The spread this page is built around is also the practical problem with pricing anything in Tarrytown. One name covers condominiums in the low hundreds and houses in the millions, so an automated valuation and a quick comparable search will both hand you a number pulled from property that has nothing to do with yours. The further your house sits from the middle, the worse that gets, and the middle is thinly populated.

What that actually requires is building the comparable set by hand and defending every inclusion, which is slow and is the job. On a sale it is the difference between a list price that draws offers in the first ten days and one that sits and then gets reduced. On a purchase it is how you know whether the asking price is ambitious or a bargain, in a neighborhood where both are common and the published median tells you neither.

If that is the kind of help you want on a purchase or a sale here, start a conversation.
