South Lamar, and the way into the ZIP

A third of every condominium listed in 78704 is on this corridor, which is why it has both the lowest median asking price in the ZIP and the lowest dues.

1964

A mile past the city limits

James and Annetta White opened the Broken Spoke on South Lamar in 1964, about a mile south of where Austin ended, under a big live oak. White built it himself and started on the day the Army discharged him. The dancehall went up a year later, with a ceiling low enough that some performers still cannot stand straight on the stage.

It is now flanked by condominium buildings, which is this corridor’s entire history in one address. The edge of town became a commercial strip, and in the last fifteen years the commercial strip became the densest residential piece of 78704. 37 of the 78 listings here that state a year were built in 2015 or later.

Counted

Cheapest to buy, and cheapest to hold

There are 78 residential listings here as of October 17, 2026 at 8:42 AM CDT, which is 24% of everything for sale in 78704 and the largest single neighborhood in it. 67% are condominiums, and this one corridor holds 31% of every condominium listed in the ZIP, against 27% that are houses. Both of the numbers below follow from that.

The median asking price here is $595,000, the lowest of any neighborhood in the ZIP and $132,000 below the ZIP median of $727,000. That is not a discount on the same thing. It is a different thing: a newer and smaller unit, usually attached, usually without land.

The dues column is the one almost nobody checks, and it runs the same direction. At $295 a month, median, South Lamar is the cheapest place in 78704 to hold a condominium, against $566 in Galindo. That gap is $271 a month, every month, which over a few years of ownership is larger than most of the price negotiations people spend their energy on. Per square foot it works out at $0 a month.

The last column is the cost of all that supply. The median listing here sits 87 days against 68 ZIP wide. A buyer comparing three similar floor plans in three buildings has no reason to hurry, which is leverage on one side of the table and a problem on the other.

One check worth stating, because the Barton Hills page turns on the opposite. There a third of the listings were at one address and the median was really a fact about one developer. Here the largest single address is 5 of 78, so these medians are describing a corridor rather than a building. Every figure is an asking price: Texas is a non disclosure state.

Honestly

Who South Lamar is wrong for

A buyer who wants a yard and quiet
This is a corridor, and that is the deal rather than a drawback to be managed. Lamar carries real traffic, the blocks that back onto it hear it, and three quarters of what is for sale here has no private outdoor space worth the name. Everything that makes the neighborhood affordable relative to the rest of the ZIP is the same thing that makes it loud. Bouldin Creek and Zilker are a few minutes away, cost substantially more per listing, and are where the yards are.
A seller who expects a quick sale
The median listing here sits longer than the ZIP median, and the reason is structural rather than seasonal: a large number of similar recent units compete with each other, so a buyer comparing three floor plans in three buildings has no reason to hurry. Pricing at the optimistic end of the band does not get tested here, it gets ignored, and then reduced. If you need speed, the list price has to do that work on day one.
Anyone treating low dues as free money
South Lamar has the lowest median dues in the ZIP and that is genuinely worth money over a holding period. It is also what a newer building with a short operating history looks like before its first major repair, and a low assessment is sometimes a reserve that has not been funded yet rather than a building that is cheap to run. The question is what the reserve study says, not what this year's dues are, and it is answerable before you close.
A buyer who wants the Austin that was here
Most of it has gone. The corridor that was the edge of town in 1964 has been rebuilt almost end to end in the last fifteen years, which is why the numbers on this page look the way they do. A few things survived and they are now surrounded by the buildings that replaced everything around them. If what drew you to 78704 was the version of South Austin you remember, say so early and I will point you at the parts of the ZIP where more of it is left.

Working here

The dues and the reserve behind them

Three quarters of what sells here is a condominium, so the association is most of what you are buying and the dues are only the visible part of it. The number that actually matters is the reserve: what the study says the building will need, when, and whether the current assessment is funding it. A low monthly figure in a building with a short operating history can mean a well run association or one that has not met its first roof yet, and those look identical on a listing. I read the resale certificate, the budget and the minutes during the option period and tell you which of the two you are looking at.

The second thing is competition, and it cuts both ways on this corridor. As a buyer you are usually choosing between several similar units, which is real negotiating room that disappears anywhere else in this ZIP, and I would rather use it on a closing cost credit or a repair than on a headline reduction. As a seller you are competing with those same units, often including new inventory from a developer who can wait longer than you can, so the list price has to be right on the first day. There is no recovering a slow start here by reducing in week six.

If that is the kind of help you want on a purchase or a sale here, start a conversation.
